Context
QuintoAndar excelled at helping people find homes but faced a shortage of available properties. To tackle this, they focused on property owners with four or more properties. While this segment made up about 28% of the market, only 8% of QuintoAndar's user base belonged to this group.
QuintoAndar's product was designed for a single user looking for one property owned by one proprietor. When this model didn't fit, the product struggled, leading to CX tickets or user churn.
Problem statement
“Managing large amounts of properties is a challenge for ProOwners because QuintoAndar does not offer the necessary tools to manage and operate their properties' portfolio.”
Main objective
Enhance the ProOwner experience to match that of the Amateur owner. In metric terms, this means increasing the NPS True from 30 (current ProOwner score) to 50 (Amateur owner score).
Research
The research focused on three main points: understanding the current experience by exploring data and the existing product, gathering user feedback, and examining similar alternatives.
User feedback
ProOwners find real estate management harder than expected.
Knowing what to do and when is challenging for ProOwners.
Formalizing processes via the platform, especially through chat, is more complex for ProOwners.
More properties mean more tasks, and there are no tools to help with this.
Basically, the more properties an owner has, the more tasks they need to handle—and we didn't provide any tools to help them with that.
The most performed tasks
According to data from metabase and GA, the most performed tasks by ProOwners in a month were:
Confirm scheduled visits
Reply to offers
Respond to tenant repair requests in the chat
Check if property bills are up-to-date
Current experience
We began by mapping the current product to understand our offerings and discovered this could be a more ambitious project than expected.

The home screen was recently launched and focused on amateur owners, while the task list had potential but needed improvement.
Definition
With all the behavioral, attitudinal, and market insights, we were able to define what we'd build. The issue was that QuintoAndar had at least 10 squads working on the Owner Journey. Therefore, I facilitated many workshops to involve stakeholders, designers, and my own squad in defining what to build and detecting possible overlaps.

The dashboard in the Owner App is designed for ProOwners to manage, analyze, compare, plan, and project their property portfolios. Unlike the home section, which focuses on urgent tasks, the dashboard offers comprehensive tools for large-scale property management.

The home screen was designed to be a hub of main functionalities, ensuring that ProOwners can easily navigate and find their way back if they get lost in any flow. The goal was to create a reliable anchor point where they can always reorient themselves.

Dashboard
The dashboard is designed to provide ProOwners with the information needed to manage their portfolios. Our goal was to offer a fully customized experience with insights into their finances, portfolio, and market opportunities. Additionally, we created a side section with shortcuts and highlighted important tasks.
